Land Clearing Begins On 45-Home Development Along Durham Road

The land was purchased by Toll Brothers for just under $7 million.

Land clearing work is underway for a new 45-home development in Newtown Township.

Late last month, construction equipment was delivered to the site bordered by Durham Road (Route 413) and Twining Bridge Road. It sits across from the North Drive and Durham Road intersection and Newtown Grant.

Toll Brothers gained approval for the development in 2022 after appealing the Newtown Township Board of Supervisors’ 2019 denial.

The approved plans, which were part of a settlement agreement, will see 3,000 to 4,000-square-foot homes constructed on 22 acres of the land.

Just under 100 acres of property next to the nearby Newtown Township Municipal Complex will be donated to the township for open space.

At a 2022 supervisors’ meeting, a Toll Brothers’ attorney said the development will bring in new tax revenue and protect open space.

The development’s internal streets will connect to Durham Road at the existing North Drive intersection.

The land was owned by Philadelphia Catholic Cemeteries for more than 50 years as part of All Saints Cemetery and was sold to Toll Brothers for $6.9 million in December, according to county property records.
