Chandler Hall Planning Sale & Transfer Of Operations

The nonprofit running the campus has reported negative assets.

A longtime senior living community in Newtown Township is planning a sale and transfer of operations in the coming months.

Chandler Hall, which is on Barclay Street, has proposed the sale and operational transfer to the Pennsylvania Attorney General’s Office, which oversees nonprofit organizations.

The state agency is accepting public comments on the proposal through June 23.

Under the plan, Chandler Hall’s nonprofit operators will sell the 13-acre property to an unannounced private investor.

Residents said the transaction is expected to close in the coming months.

Silverwave, a senior living management firm based in Texas, will take over daily operations of the facility. Katie Kleinsmith, Silverwave’s CEO and founder, confirmed the transition.

“We are thrilled to be part of the legacy of Chandler Hall and bring not only our operations expertise but an influx of capital improvements to the campus,” Kleinsmith said, adding that the firm has held meetings with staff, residents, and families. “We plan to continue to operate all levels of care at Chandler Hall and rebuild the Cain Building for Independent Living that has been vacant due to flooding several years ago.”

The Board of Directors at Chandler Hall chose the private investor and Silverwave following a lengthy search to find a group to carry on the community’s 50-year legacy, according to a statement.

Founded in 2020 by industry veterans, Silverwave provides third-party management for real estate investors who lack the expertise or desire to handle day-to-day operations, Kleinsmith said.

In a Worker Adjustment and Retraining Notification (WARN) Act filing with the Pennsylvania Department of Labor and Industry, Chandler Hall stated it plans to end its own operations by Aug. 1 due to the sale. However, it noted that date could change.

The filing noted that 220 employees will be laid off as of the closing date, but employment offers could be extended by the next operator.

According to its 2024 IRS Form 990 filing, Chandler Hall Health Services reported $21.4 million in expenses and a net income of negative $1.3 million. The organization reported negative $12.8 million in total assets, while accounting for $380,617 in executive pay and $9.9 million in other salaries and wages.

Chandler Hall was founded in 1973 as a nonprofit, Quaker-based 55-bed nursing home. It expanded in 1987 with a 60-bed personal care unit and later added personal care and independent living options, according to its website.

The campus accommodates up to 173 long-term residents and provides memory care, skilled nursing, and rehabilitation. The organization offers hospice and palliative care services and support to more than 700 families each year in Bucks, Montgomery, and Philadelphia counties.
